QQͼƬ20140914233230.jpg Chongqing, the largest municipality directly under the Chinese central government was established in 1997 and Chongqing Jinstar Real Estate Development Co., Ltd. was founded in the Chongqing Economic and Technological Development Zone in the same year (The Chongqing Economic and Technological Development Zone, designated by State Council in 1993, was the first national economic and technological zone in western region). Although confronting difficulties and confusion, our company insists on pioneering and unremitting development and growth with China’s pace of reform and opening up.

We have been engaging in various development projects in many cities over past 17 years, including shopping mall, business hotels, offices, retails, residential communities, student accommodation, apartments etc. Some of the projects became regional landmarks, for instance, Taobao Off-line Shopping Mall (Taobao.com is the most popular and largest Chinese online shopping website). All the impressive achievement was contributed by teamwork of our dedicated employees who are bearing our company philosophy in mind, “creating properties that can last forever”, that is the foundation to win us good reputation in the industry.

Starting from 1999, our company tried boldly to develop towards the education-derived industry and developed a high-standard student dormitory building in the Chongqing Jiaotong University. We raised funds, accomplished construction, and put the building into use in one year. The model of this project saved public expenditure, and addressed shortage of student accommodation for the university and received sustainable economic return for our company. The successful development and operation of the project brought mutual benefit for the university and private company which indicated a new way for universities and enterprises to develop the education-derived industry jointly.

The company developed the Jinkouan commercial real estate project in Chongqing Dadukou District in 2000 which was successfully leased to the New Century Supermarket, a leading retailer in Chongqing. Henceforth, the company embarked on the road of integrating commercial development and operation. Introduction of the New Century Supermarket made the daily life of people in central Dadukou District much more convenient, upgraded the areas along the Ganghua Road to have an early form as commercial pedestrian street.

After developing the Jinkouan commercial project successfully, the company made another masterpiece in commercial real estate development, the Jinduhui Plaza, in 2004, with a total development area of 56,000 m2. The whole period of development only took 15 months. Chongqing Department Store Co., Ltd., the largest department store enterprise in Chongqing, was introduced in the shopping mall as a major tenant. The opening of the shopping mall stood out as the first comprehensive department store in Dadukou District.

In 2009, the company broadened its business to Changshou, a city in eastern Chongqing, where we developed the Jinding•New Vision Project in its central area. The project initiated the architectural form of urban classic small apartments, with integrated uses of serviced apartments, characteristic commerce and a business hotel, which filled the market gap of no serviced apartments in the district. In July 2010, the Jinding•New Vision commercial opened up with Taobao Mall as the commercial operator. We created the innovative concept of Taobao Mall as offline physical mall for www.taobao.com, with positioning strategy of selling “fashionable, trendy and fancy” products. The model well combined online shopping experience and offline physical shopping experience together, played an effective role as supplement to existing in-market large urban department stores. In August 2010, the Changshou People’s Government awarded the Taobao Mall as a “Youth Entrepreneurship Base”.

 Now the company is developing the Jincheng•Yuanshan high-grade residential project in the Wanzhou Yudong Economic and Technological Development Zone. The project has a total construction area of 330,000 m2, with various uses of high-rise apartments, garden houses, townhouses and detached villas. The project is in good location with Golden Dragon Mountain in its back, and Yangtze River in the front, enjoying spectacular natural scenery. In three years preparation, our professional team learnt from national wide demonstration projects similarly built on hilly landscape, and worked carefully and creatively to optimize the master planning and design to ensure the project to be in harmony with the surrounding natural environment.

In 2010, our company adjusted strategic structure greatly and decided to reinforce development in central Chongqing, but also expand business to second and third-tier cities and counties in western China. We carried out internal reform to straighten our competiveness by fostering capacity to raise funds and venture capital from various channels, and enriching human resources at the same time.

Up to now, with the achievements made in our development projects, we have never stopped exploring opportunities for cooperation with other industries. We know very well that forming strategic partnership in the industry and across industries in the unpredictably changing market can bring multipartite benefits and is also the best approach to enhance the enterprise’s capacity to resist crisis. We have forged close strategic partnership with Chongqing Weitai Construction Engineering Co., Ltd. (which has many first-grade construction qualifications as general contractor), Chongqing Wanzhou Guocheng Real Estate Development Co., Ltd., Chongqing Meifang Real Estate Investment Co., Ltd., Chongqing Jingqiao Culture Communication Co., Ltd. and Chongqing Maoyuan Property Management Co., Ltd.

In cooperation with our strategic cooperation partners, we have completed projects with more than 1 million square meters, accomplished project management on over hundreds of thousand square meters of commercial, residential and industrial properties. In the terms of education-derived business, we were authorized by the College of Wales Alliance as their agent in Southwest China to introduce their education resources, facilitated joint-course, organized students/tutors summer camp, academic exchange etc. We have also extended our business to commerce area, and had several attempts to explore commercial operation as general distributor of foreign brands.

We sincerely hope to exchange and to cooperate extensively with various of partners and enterprises to explore multiple collaboration models and opportunities for common development.

From now on till 2020, we plan to develop our businesses in the following aspects:
1. Develop even higher standard properties, which should be ecological, energy saving and livable.
2. Further develop our capability in commercial operation by either collaborating with an outstanding commercial management company within one year or establish our own commercial management subsidiary to build our own commercial brand.
3. Undertake larger-scale public construction projects, make progress in special construction technology and create landmark masterpieces.
4. Accelerate the pace of collaborating with overseas business partners in the terms of real estate development, property lease and sales; joint school running and cultural exchanges; distribution of foreign low-carbon and environmentally friendly construction materials; finally introduction and distribution of foreign food and beverage products and food related standards etc. to try to extend our business to overseas market. .
